How can I register for an apartment?
Register electronically via the registration form at www.skylights-schoren.ch or print the registration form from the website and send it to us by post.
Important: In order to be able to process your registration quickly, we also need you to upload the extract from the debt enforcement register and passport/ID as digital copies as part of the online registration. Please make sure that you have prepared all the necessary documentation before registering.
Where can the extract from the debt enforcement register be ordered?
The extract can be ordered and sourced from the Debt Enforcement and Bankruptcy Office in your canton of residence. The extract should reflect the last two years as a minimum. Otherwise, a second extract from the debt enforcement register must be attached. These orders can also be placed online via the following links:
Why do I need to declare my income in my registration?
In principle, the monthly rental charge of an apartment should be no higher than a third of the tenant's gross pay. By declaring your income, the management is able to assess creditworthiness. Of course, all declarations will be treated confidentially and discretely.
Should you not have an income, you can provide further information on joint security and assets in the corresponding field during registration.
Why do we need so much information on the prospective tenant in the registration process?
This data provides the landlord and the owner of the apartment a brief introduction to the tenant. The management also needs the details in order to assess creditworthiness and to draw up the rental agreement. If necessary, references will be obtained from previous landlords.
What does a parking space cost in the underground parking facility?
An underground car park space costs CHF 170 / month.
Can I choose my own parking space?
Management will allocate the car parking spaces, They will ensure that the journeys between apartments and the underground parking spaces are kept as short as possible
How is the cellar compartment equipped?
The cellar areas for all tenants are located in the basement of the building. They have their own power outlet and are not heated.
Controlled apartment ventilation – can the windows be opened?
In principle, all windows can be opened as part of the controlled apartment ventilation. The windows do not have a tilt function.
When can I give notice on my apartment?
The rental agreement can be cancelled for the first time after one year, with a three-month notice period. After the first year, the agreement can be cancelled at any time, except on December 31, with the legally permissible notice period of three months being taken into account.
Can the rental charge be adjusted?
The rental charge cannot be increased during the first year, nor can it be reduced during this period. An adjustment can be made in the next possible notice period only.
How much is the rental deposit?
The rental deposit is 3 gross rental payments.
Are there any alternatives to the classic rental deposit?
Yes. You can take out the tenant’s security deposit through insurance. The management determines the institute
What does the status “reserved” and “let” mean?
If an apartment is identified as “reserved” the property has already been allocated and the lease has been ordered. The status “let” means that the lease has been signed by all the parties.
Where are the washing machine and tumble dryer?
All tenants have the possibility of washing and drying in their apartment. The 2 ½ room flats have a combined washer and dryer, and the 3 ½ and 4 ½ room flats have a washing machine and a tumble dryer. Separate drying rooms are located in the building’s basement.
